Rules
1. Bookings - E.Residence will validate the booking once they have received a deposit equivalent to 30% of the total balance due within the terms specified on the booking form. In the calculation of the letting period, the number of days is the same as the number of the nights.
2. Deposit - The deposit should be paid as indicated on the booking form.
3. Price - The agreed price includes: furnished accommodation in good condition with: television, cutlery, kitchenware, blankets and pillows, sheets and kitchen linen - use of safe - normal consumption of gas, hot and cold water, electricity. Minor maintenance repairs will be at the expense of E.Residence whose personnel have authorized access to the premises, even in the guest's absence. The price is also inclusive of VAT. The price does not include: towels, children's cot or crib, the possible introduction of the tourist tax and/or other accessories not already agreed.
4. Arrivals – Guests of Villa Greta and Antico Albergo Verbano may collect their keys from the office at the Antico Verbano, S.S. Sempione 30, on the corner of Piazza Marconi, Meina (NO). Guests of Il Vigneto may collect their keys directly at their residence at, Strada Panoramica, Oggebio, VB. The accommodation will be available between 3.00 pm and 6.00 pm on the date of arrival and must be vacated by 10.00 am on the date of departure. Prior agreement is required for arrivals and departures outside of these times. If the customer deems that the reserved apartment is not clean enough, he must communicate this to E. Residence within one hour of collecting the keys and before 6.00 pm on the date of arrival. E. Residence will verify and quickly readjust the apartment depending on the availability of their personnel on site. If the reserved apartment is not occupied by the guest within 6.00 p.m of the arrival date without written notification (telegram, fax or e-mail) to E.Residence, the accommodation will be considered vacant and E. Residence reserves the right to have it at its disposal for reallocation. No refund is due in the case of delayed arrival or early departure.
5. Warnings - This contract is not covered by any insurance against cancellation, therefore if the customer deems this necessary he will provide this himself. Should the reserved apartment not be available by force majeure, it will be replaced by another one of the same category or higher and the published price list will count as a comparison; following the terms stated above, the replacement apartment frees the agency from any kind of charges, requests and/or claims made by the customer. Any eventual defective electrical appliances such as dishwashers, air conditioners, washing machines (which have to be repaired by specialized personnel who are not always available locally) will be repaired within two/three working days after notification to E.Residence of the problem. Within this period of time E.Residence is not responsible for refunding due to breach of contract and/or damage of any kind. It’s forbidden to move the furniture in the apartments, eventual damages caused will be charged to the guest.
6. Registration procedure – For bookings made in advance the balance is to be paid 10 days before arrival, if the reservation is made less than 15 days prior to arrival, the whole amount is to be paid immediately upon arrival. (Payment may be made by using either cash, cheque, bank-transfer or the following credit cards: Visa/Eurocard/Mastercard).
7. Deposit - Upon arrival a deposit of €200.00 Euros is required as a guarantee for the condition of the apartment, inventoried goods and for the restitution of the keys. If the guest departs outside office hours the deposit will be refunded later (forwarding charges will be deducted).
8. Liability - The guest assumes the liability to use the lodgings with care and will be held responsible for any damages, breakages and missing objects which he will be charged for. E.Residence must always be informed of any damages or breakages within 12.00 a.m. on the day after his arrival, otherwise the guest will be held responsible for them. The tourist organization does not assume any responsibility for the loss or disappearance of money, precious goods or personal effects from the premises.
9. Cancellation - Cancellations are only accepted in writing by: letter, telegram, fax or e-mail. For a cancellation which is made up to 30 days before the date of arrival, the guest has to pay 30% of the rent; for cancellations made less than 30 days before the date of arrival, the guest has to pay 50% of the rent. For cancellations made 1 day before the date of arrival, or if you fail to show up by 7.00 p.m on the date of arrival (if a delayed arrival is not notified, see point 4. Arrivals) the guest is to pay 95% of the rent stipulated on the booking form.
10. Pets - Dogs, cats and other pets are only allowed in the Il Vigneto residence with prior notice at the rate of € 30,00. Pets may be of small or middle size but should not weigh more than 35 kg. Should E.Residence find animals in the apartments where they are usually not allowed, they reserve the right to terminate the contract immediately with no liability to refund. Pets cannot be left in the apartments alone without a person taking care of them, in order to avoid eventual damage to the apartments and the disturbance to the other guests; this is an essential condition for guests with animals and if not respected E.Residence has the right to terminate the contract immediately with no liability to refund. Further damage will be calculated and subtracted from the paid deposit.
11. Contract resolution - Should E.Residence verify that there are extra guests (including babies and children) as declared on the reservation form and/or there is a serious breach of apartment regulations (excessive noise or disruption), E.Residence reserves the right to terminate the contract with no liability to refund. Eventual further damage will be calculated and subtracted from the paid deposit and the guest will be obliged to leave the apartment immediately. Further damage can also be calculated after guest's departure.
